BURNCO proposes to construct and operate a sand and gravel mine within Lower McNab Valley. A 30 hectare (75 acres) parcel within a 320 hectare (800 acre) site purchased by BURNCO in 2008 is the proposed site for the aggregate project within the Sunshine Coast Regional District. BURNCO holds all mineral tenures and mining claims for the site.

- Loading ramp
- BC Hydro Right-of-Way
- Access for gas pipeline Right-of-Way
A buffer of second growth forest surrounds the project site.
